Hay una idea muy repetida en nuestra comunidad: que sin número de seguro social no se puede comprar casa. Es falsa. Se puede, se hace todos los días, y el camino se llama préstamo ITIN. Lo que sí es cierto es que las condiciones son distintas, y conviene conocerlas antes de sentarte a firmar.

Qué es el ITIN

El ITIN (Individual Taxpayer Identification Number) es un número de nueve dígitos que emite el IRS para personas que necesitan declarar impuestos en Estados Unidos pero no son elegibles para un número de seguro social. Se solicita con el Formulario W-7, normalmente junto con tu declaración de impuestos.

Su propósito es fiscal, no migratorio. El IRS lo dice de forma explícita: sirve para cumplir con la ley tributaria federal.

Qué es un préstamo ITIN

Es una hipoteca otorgada a alguien que se identifica con ITIN en lugar de seguro social. La diferencia clave está en quién se queda con el préstamo:

  • Un préstamo FHA, VA o convencional se vende a agencias federales o a Fannie Mae y Freddie Mac, y esas entidades exigen seguro social.
  • Un préstamo ITIN se queda en el portafolio del propio prestamista o va a inversionistas privados. Como ellos asumen todo el riesgo, ellos ponen las reglas.

Eso explica todo lo demás: enganche mayor, tasa más alta y más documentación.

El crédito alternativo es la parte que más sorprende a la gente: si no tienes puntaje FICO, muchos prestamistas construyen tu historial con doce meses de renta pagada a tiempo, recibos de luz, agua, teléfono, cable o seguro del carro. Guarda comprobantes; valen más de lo que crees.

Lo que más ayuda a que te aprueben

  1. Declara impuestos todos los años. Sin declaraciones no hay expediente. Dos años consistentes valen más que cualquier otra cosa.
  2. Deposita tu ingreso en el banco. Si te pagan en efectivo, deposítalo. Un ingreso que no se puede rastrear es un ingreso que no cuenta.
  3. Paga la renta con cheque o transferencia. El pago rastreable es prueba directa de que puedes sostener una mensualidad.
  4. No mezcles dinero de negocio y personal si trabajas por tu cuenta. Complica la verificación de ingreso.
  5. Junta más enganche del mínimo. Cada punto extra mejora tu tasa y tus probabilidades.

Cómo evitar que te estafen

Este es el terreno donde más abusan de nuestra comunidad. Reglas que no debes romper:

  • Verifica la licencia. Todo prestamista y todo loan officer legítimo aparece en NMLS Consumer Access con su número. Búscalo antes de dar un dato.
  • Nadie cobra por “conseguirte la aprobación”. Los honorarios legítimos aparecen en el Loan Estimate, no en efectivo por adelantado.
  • Desconfía del que te promete algo por escrito antes de revisar tu documentación. Nadie serio aprueba sin ver números.
  • Nunca firmes en blanco ni firmes documentos que no entiendes. Tienes derecho a que te expliquen todo en tu idioma y a llevártelos para revisarlos.
  • La casa se pone a tu nombre, no al de un intermediario “de confianza”. Si alguien propone poner la escritura a nombre de otra persona, aléjate.

Si algo huele mal, puedes presentar una queja formal ante el CFPB. Es gratis y se puede hacer en español.

Lo que sí compartes con cualquier otro comprador

Ser comprador con ITIN no te quita nada de esto:

  • El derecho a recibir un Loan Estimate con todos los costos.
  • El derecho a recibir el Closing Disclosure tres días hábiles antes del cierre.
  • El derecho a comparar prestamistas antes de decidir.
  • Los mismos beneficios de ser propietario: capital que se acumula, pago estable frente a la renta que sube, y las deducciones fiscales que apliquen a tu caso.

La estrategia a mediano plazo

Muchas familias entran con un préstamo ITIN y refinancian dos o tres años después, cuando su historial crediticio está construido o su situación documental cambia. Ese refinanciamiento puede bajar la tasa de forma importante.

Vale la pena verlo así: el préstamo ITIN no es el destino final, es la puerta de entrada al patrimonio. Mientras tanto, cada pago mensual construye algo tuyo en lugar de algo de tu casero.

Antes de empezar

Reúne: identificación, carta del ITIN o declaraciones donde aparezca, dos años de declaraciones completas, comprobantes de ingreso de los últimos 30 días, dos meses de estados de cuenta y comprobantes de renta y servicios pagados.

What an ITIN is

The ITIN (Individual Taxpayer Identification Number) is a nine-digit number issued by the IRS for people who need to file taxes in the United States but are not eligible for a Social Security number. You request it with Form W-7, normally alongside your tax return.

Its purpose is tax-related, not immigration-related. The IRS says so explicitly: it exists so you can comply with federal tax law.

What an ITIN loan is

It is a mortgage granted to someone who identifies with an ITIN instead of a Social Security number. The key difference is who ends up holding the loan:

  • An FHA, VA or conventional loan is sold to federal agencies or to Fannie Mae and Freddie Mac, and those entities require a Social Security number.
  • An ITIN loan stays in the lender’s own portfolio or goes to private investors. Since they carry all the risk, they set the rules.

That explains everything else: bigger down payment, higher rate, more documentation.

Alternative credit is the part that surprises people most: if you have no FICO score, many lenders build your history from twelve months of on-time rent, plus utility, water, phone, cable or car insurance payments. Keep those receipts; they are worth more than you think.

What helps most to get approved

  1. File taxes every year. No returns, no file. Two consistent years matter more than anything else.
  2. Deposit your income in the bank. If you are paid in cash, deposit it. Income that cannot be traced is income that does not count.
  3. Pay rent by check or transfer. A traceable payment is direct proof that you can carry a monthly payment.
  4. Do not mix business and personal money if you are self-employed. It complicates income verification.
  5. Save more than the minimum down payment. Every extra point improves your rate and your odds.

How to avoid getting scammed

This is the terrain where our community gets taken advantage of the most. Rules you should not break:

  • Verify the license. Every legitimate lender and loan officer appears in NMLS Consumer Access with their number. Look it up before you hand over any information.
  • Nobody charges a fee to “get your approval.” Legitimate fees appear on the Loan Estimate, not in cash up front.
  • Be suspicious of anyone who promises something in writing before reviewing your documents. No serious professional approves without seeing numbers.
  • Never sign blank forms or documents you do not understand. You have the right to have everything explained in your language and to take documents home to review.
  • The house goes in your name, not in a “trusted” middleman’s name. If someone proposes putting the deed under another person’s name, walk away.

If something feels wrong, you can file a formal complaint with the CFPB. It is free and available in Spanish.

What you share with every other buyer

Being an ITIN buyer takes none of this away:

  • The right to receive a Loan Estimate with all costs.
  • The right to receive the Closing Disclosure three business days before closing.
  • The right to compare lenders before deciding.
  • The same benefits of ownership: equity that builds, a stable payment instead of rising rent, and whatever tax deductions apply to your situation.

The medium-term strategy

Many families start with an ITIN loan and refinance two or three years later, once their credit history is built or their documentation situation changes. That refinance can cut the rate significantly.

It helps to see it this way: the ITIN loan is not the final destination, it is the door into ownership. In the meantime, every monthly payment builds something of yours instead of your landlord’s.
